INDEPENDENT CONTRACTOR AGREEMENT / COMPANIES / COMMISSION PLANS
In the way of background, we operate 3 separate firms – (1) FMLS Only Access, (2) FMLS & GAMLS Access and (3) Board Members (Realtors), FMLS & GAMLS (Optional). Once you have identified the company that you want to affiliate with based on your needs you can select a commission plan.
Our most popular plan is Plan A – Transaction Plan, with a flat transaction fee and monthly affiliation fee of $39.95, For transactions where the gross commission is up to $5,000, the transaction fee is $295; for gross commissions from $5,001 to $7,500 the transaction fee is $349; for gross commissions from $7,501 to $10,000, the transaction fee is $399; and for gross commissions over $10,001 the transaction fee is $449. Our commission cap is $6,000! So the most you would ever pay us in a calendar year would be $6,000 of commissions / transaction fees.
PHP Marketing Packages – We offer 3 Marketing Packages for our agents – the PHP Silver Marketing Package, PHP Gold Marketing Package and the PHP Platinum Marketing Package. All Marketing Packages contain:
- VoicePad – Consumers call a VoicePad property hotline phone number from their mobile device while they are at the curb. They can listen to an audio recording and/or receive a text message with details about your listing. VoicePad immediately notifies you as soon as a potential buyer requests information about your listing. Don’t have listings? Are you a Buyer’s Agent? VoicePad provides a great personalized property search tool that you can text out to all your friends, contacts and clients. You can track, monitor and follow up on any property that they review. You can know what your clients are interested in before they tell you!
- CirclePix Star Marketing System – Will automatically create a complete premium marketing package for the listing, which includes enhanced virtual tours, automatic YouTube listing video, automatic social media postings, and printable flyers.
- Zillow’s “Pro-Broker” Program – The listing agent’s photo and contact information will appear at the top of the Zillow property listing page next to your listings.
The PHP Gold Marketing Package and the PHP Platinum Marketing Package also contain a website.
- Agent Website – Gold is provided by Top Producer and Platinum is provided by MarketATL.
The PHP Silver Marketing Package is only $20 per month, PHP Gold Marketing Package is only $30 per month and the PHP Platinum Marketing Package is only $60 per month. The Silver Marketing Package does not include a website and the difference in cost for the Gold and Platinum Marketing Package is the functionality and services within the Agent Websites Providers. Facebook PHP Listing Page: We also have a dedicated Facebook Page for the PalmerHouse Properties Listings https://www.facebook.com/PalmerHouseNewListings This is just another medium that is used to market our agents’ listings.

EASE OF BUSINESS
While we have several offices across metro-Atlanta, we understand that being in the office isn’t always the most productive way to spend your time. As such, we have implemented programs so that our agents are not tied to an office. For example:
Pay At Close – We approve Pay At Closes with any closing attorney that will participate. This allows our Agent to get their commission check at the closing table.
Commission Deposits – We understand that not all attorneys will participate in the Pay At Close. For those situations, our Agents can take the commission check, which is payable to PalmerHouse Properties, and deposit the check into our commission account with Wells Fargo. The Agent simply sends us a copy of check and deposit receipt from Wells Fargo. We will confirm the deposit and then process your commission check. You can pick up your check or we can make a direct deposit into your bank account.
Earnest Money – PHP Agents are allowed to deposit earnest money directly into our Trust Accounts at any Wells Fargo branch office. You do not have to go to a PHP Office and turn in earnest money. You can deposit the earnest money at the teller window or through a PHP Trust Account ATM Card that can be issued to you. The PHP Trust Account ATM Card will allow you to make deposits 24 / 7.
